The State of Texas, County of Leon.
  "Know all men by these presents that I W. I. POWELL, joined herein by my wife, Birdie POWELL, both of the County of Leon, State of Texas, for and in consideration of the sum of $1087. 73 One Thousand Eighty-seven and 73/100 Dollars, paid to us by C. B. WILLIAMS the receipt whereof is hereby acknowledged and the further consideration of the assumption on the part of him the said C. B. WILLIAMS of the payment of two certain vendor's lien promissory notes held by N. STEPHENS, and signed by W. I. POWELL, originally made payable to G. W. WINDSOR to R. D. HOOPER and by R. D. HOOPER to N. STEPHENS, for the principal sun of Five Hundred Dollars, Have this day granted, sold and conveyed, and by these presents do Grant, sell and convey unto the said C. B. WILLIAMS, of the County of Leon, State of Texas, all that certain tract and parcel of land, described as follows, situated in Leon Leon County, Texas, and a part of the B. W. WHITAKER League, and out of said League, a part of the 100 acre tract of land deeded to A. B. CANNON and Charlie CANNON to J. R. SPILLARS and wife of date August 21, 1901, with metes and bounds as follows, to-wit: Beginning 269 vrs. S. 37-30 degrees E. from N. E. Cor[ner] of the above 100 acre tract, a stake in E. line of same for cor[ner], Thence S. 37-30 degrees E. 469 vrs. to S. E. Cor[ner] of said 100 acre tract to corner, Thence S. 32-30 degrees E. 750 vrs. to S. W. cor[ner] of said 100 acre tract, stake for cor[ner], Thence N. 37-30 degrees W. 283 vrs. to MITCHELLS S. W. cor[ner], Thence in an easterly course to place of beginning containing 50 acres of land more or less the above being the same land that was deed[ed] by I. N. LOVETT & wife to G. W. WINDSOR and by G. W. WINDSOR to W. I . POWELL.  To have and to hold the above described premises, together with all and singular the Rights and appurtenances thereto in any wise belonging unto the said C. B. WILLIAMS, his heirs and assigns forever, and we do hereby bind ourselves, our heirs, Executors and Administrators, to Warrant and forever Defend, all and singular the said premises unto the said C. B. WILLIAMS his heirs and assigns against the lawful claim of any person, or to claim the same of any part thereof.  But it is expressly agreed and stipulated that the Vendor's Lien that has been held against the herein above described premises in Favor of N. STEPHENS, who is now the legal and equitable owner and holder of Vendor's Lien notes Nos. 2 and 3 shall be of force and effect no longer against me, it being agreen upon between the N. STEPHENS and C. B. WILLIAMS that the said C. B. WILLIAMS is to take up the said Notes No. 2 and 3 and substitute therefor three Vendor's Lien notes signed by himself, payable to N. STEPHENS, Note No. 1, for the principal sum of $150 of even date herewith and due and payable Dec. 1st, 1916; Note No. 2 of even date and due and payable 1st day of Dec. 1917, $150; Note No. 3, of even date herewith for the sum on $200 due an payable 1st day of Dec. 1918, all of which said notes are to bear interest at the rate of ten percent per annum and constitute a Vendor's Line on the herein described tract and parcel of land, it being the same lien that is now held by N. STEPHENS against the said land with the substitution of the payor, on the payments of which last said notes [in[ the herein described deed shall become
absolute.

BENNETT, a Notary Public in and for Leon County, Texas, on this day personally appeared W. I. POWELL known to me to be the person whose name is subscribed to the above and foregoing instrument, who acknowledged upon his oath that he executed the same for the purposes and consideration therein expressed.

is subscribed to the above and foregoing instrument, who being by me examined privily and apart from her husband and having the said instrument duly explained to her, acknowledged upon her oath that she executed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
