The State of Texas, County of Leon.
  "Know all men by these presents that we C. B. WILLIAMS and wife Annie WILLIAMS of the County of Leon State of Texas, for and in consideration of the sum of $962.73 Nine Hundred Sixty Two and 73/100 to us paid and secured to be paid by W. I. POWELL as follows: $837.73 cash in hand paid the receipt whereof is hereby acknowledged and the balance in a Promissory Note for One Hundred and Twenty five ($125.00) Dollars due 1st Dec., 1917 bearing interest at the rate of ten percent per annum from date until paid, principal and interest payable at 1st Nat'l. Bank, Normangee, Texas, have granted, sold and conveyed and by these presents do grant, Sell and Convey unto the said William I. POWELL, all that certain land in two tracts in Leon County, Texas, described as follows:  Tract No. 1, being a part of the VIESCO Grant known as the eleven leagues, and being a part of the T. MOORE 640 acre survey, beginning at the S. E.
Cor[ner] of the T. MOORE Survey; Thence S. 59 1/2 [degrees] W. 256 vrs. with S. line of said survey, stake for corner from which an elm 13 in[ches] in dia[meter] marked X bears S. 32 [degrees] E. 40 7/10 vrs.; Thence N. 33 [degrees] W. 720 vrs. to stake in Sicamore branch and in Williams and Normangee Road, from which a R[ed] O[ak] 13 in[ches] in dia[meter] bears N. 75 3/4 [degrees] E. 22 vrs. marked X a P[ost] O[ak] 16 in[ches] in dia[meter] marked X bears N. 54 [degrees] E. 10 1/2 vrs.; Thence with said road as follows:  N. 75 3/4 [degrees] E. 418 vrs., N. 84 3/4 [degrees] E. 412 vrs. to stake in East line of T. MOORE survey, a p[ost] o[ak] 22 in[ches] in dia[meter] marked X bears S. 89 [degrees] W. 11 4/10 vrs.; Thence S. 18 1/4 [degrees] W. 647 vrs. to place of beginning, containing 60 acres of land more or less, being the same land conveyed to C. B. WILLIAMS by Willie WILLIAMS and wife.  Tract No. 2, described as follows:  Being a part of the J. M. VIESCA Grant and a part of the W. C. STREETER, Sr. 403 1/2 acre tract, beginning at a stake in the west line of said 403 1/2 acre tract 420 vrs. N. 59 1/2 [degrees] of the most western corner of same from which a stake an elm tree 13 in[ches] in dia[meter] marked X bears S. 32 [degrees] E. 40 7/10 vrs.; Thence S. 32 [degrees] E. 302 vrs. to stake a P[ost] O[ak] marked X 6 in[ches] in dia[meter] bears S. 83 [degrees] W. 4 2/10 vrs., P[ost] O[ak] 6 in[ches] in dia[meter] marked X bears N. 79 [degrees] E. 2 3/10 vrs.; Thence N. 58 [degrees] E. 844 vrs. to stake in East line of said 403 1/2 acre tract, Black Jack 10 in[ches] in dia[meter] marked X bears N. 64 1/2 [degrees] E. 6 8/10 vrs. P[ost] O[ak] 10 in[ches] in dia[meter] marked X bears N. 10 1/2 [degrees] E. 18 2/10 vrs.; Thence N. 32 [degrees] W. 786 vrs. to north cor[ner] of said 403 1/2 acre tract, P[ost] O[ak] 6 in[ches] in dia[meter] marked X bears N. 65 [degrees] E. 9 2/10 vrs., P[ost] O[ak] 8 in[ches] in dia[meter] marked X bears S. 14 [degrees] E. 9 7/10 vrs.; Thence S. 18 1/4 [degrees] W. 766 4/10 vrs. to stake, Hickory 8 in[ches] in dia[meter] marked X bears N. 74 [degrees] E. 2 vrs.; Thence S. 59"_34' W. 256 vrs. to place of beginning, containing 70 acres of land and being 70 acres of land out of the 320 acres deeded C. B. WILLIAMS by S. W. WILLIAMS, and also a part of the 250 acre tract deeded C. B. Williams by J. A. COPELAND.  To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said W. I. POWELL his heirs and assigns forever, and we do hereby bind ourselves, our heirs, assigns, administrators and executors to forever warrant and defend unto the said W. I. POWELL the same to W. I. POWELL against the claims of every person whomsoever. But it is expressly understood that as a part payment of and for the above premises one certain promissory note as hereinabove referred to is accepted by the grantor herein, which said note is a part of the purchase price of said land, and by which is retained a vendor's lien on said land, and upon the payment of the said note title hereto becomes absolute.
