The State of Texas, County of Leon.  "Know all men by these presents the we G. W. WINDSOR joined by my wife S. C. WINDSOR of the County of Leon State of Texas, for and in consideration of the sum of $1500.00 One Thousand and Five Hundred Dollars to us paid and secured to be paid by W. I. POWELL as follows:  $750.00 cash in hand paid receipt of which is hereby acknowledged and 3 three certain Vendors lien notes of even date herewith to-wit: 1st Note for $250.00 and due Nov. 1st, 1912. 2nd note for $250.00 and due Nov. 1st, 1913.  3rd note for $250.00 and due Nov. 1st, 1914 all being interest at the rate of 10 percent per annum from date have Granted, Sold and Conveyed, and by these presents do Grant, Sell and Convey, unto the said W. I. POWELL of the County of Leon State of Texas all that certain lot tract or parcel of land described as follows:  Situated in Leon County, Texas, and a part of the B. F. WHITAKER league and part of a 100 acre tract of land deeded to A. B. CANNON and Charley CANNON by J. B. SPILLERS and wife of date August 21st, 1901, with metes and bounds as follows to-wit:  Beginning 269 vrs. S. 37-30 degrees E. from N. E. Cor[ner] of the above 100 acre tract to a stake in E. line of same for cor[ner], Thence S. 37-30 degrees E. 469 vrs. to S. E. Cor[ner] of said 100 acre tract, Thence S. 32-30 degrees E. 750 vrs. to S. W. cor[ner] of said 100 acre tract a stake for cor[ner], Thence N. 37-30 degrees W. 283 vrs. to MITCHELLS S. W. cor[ner], Thence in an Easterly course to place of beginning containing 50 acres of land more or less the above described 50 acres of land is the same that was deeded by I. N. LOVETT & wife to G. W. WINDSOR by deed of date August 21st, 1909. To have and to hold the above described premises, together with all and singular the Rights and appurtenances thereto in any wise belonging unto the said G. W. WINDSOR and S. C. WINDSOR, their heirs and assigns forever, and we do hereby bind ourselves, our heirs, Executors and Administrators, to Warrant and forever Defend, all and singular the said premises unto the said William I. POWELL his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof.  But it is expressly agreed and stipulated, that the Vendor's Lien is retained against the above described property, premises and improvements, until the above described notes, and all interest thereon, are fully paid according to their face and tenor, effect and reading, when this Deed shall become absolute.

Texas, on this day personally appeared G. W. WINDSOR known to me to be the person whose name is subscribed to the foregoing instrument and acknowledged to me that he executed the same for the purposes and consideration therein expressed.
Given under my hand and seal of office the 5th day of Dec. 1911."

Certification:  State of Texas, Leon County.  "Before me R. A. ALLEN a Notary Public in and for Leon County, Texas, on this day personally appeared S. C. WINDSOR, wife of the said G. W. WINDSOR, known to me to be the person whose name is subscribed to the foregoing instrument and acknowledged to me that she executed the same for the purposes and consideration therein expressed, and the said S. C. WINDSOR, wife of the said G. W. WINDSOR, having been examined by me privily and apart from her husband and having the same fully explained to her, she, the said S. C. WINDSOR acknowledged such instrument to be her act and deed, and declared that she had willing signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
